From London or M25 take the M23/ A23 all the way to Brighton then follow the signs for the seafront. On reaching the Palace Pier roundabout take 3rd exit and drive west with the seafront on your left. The hotel is located on the right hand side of the main road A259.

Negative: hotel told us they had a car park , that we should have booked and it was now full so we spent £32 in another hotels car park , we arrived only 20 mins before the 3pm check in time and had previously asked for early check in as we had to attend a wedding at 3pm , the hotel still wanted to charge the £20 early check in fee till i demanded the charge be waived for the massive inconvenience caused by no parking . we only just made it to our wedding in time . The hotel room was very basic and very hot no air conditioning or fans in the room and the following morning we discovered the shower had no hot water so had to have a cold shower , and the toilet didnt fill properly so was trickling water all night long . The sash windows closed as soon as you let go of them and the room was at best shabby and in need of decoration
Positive: Very friendly and attentive Staff and late night bar service. Reception, Bar and restaurant small but nicely decorated
Negative: Very small rooms that look a little tired
Positive: Good promenade position, handy for the other hotel conference sties! Recent refurbishment downstairs gives good first impression. Night staff very attentive at the hotel bar. Overall package represents good value for money. It was half the cost of other conference attendees in other hotels who were less than pleased with their accomodation.
Negative: The hotel has an air of former glory, and could benefit from a refit of the bedrooms - to include remodelling the size of the rooms offered. Single rooms can be (I had a double) extremely small.
Negative: This hotel was awful, in fact, we checked in and within 10 minutes of finding our room, and looking at it, we immediately checked out! I would expect to pay no more than £30 to stay in this hotel, not £135. It was absolutely disgusting and I think you should take it off of your recommendations of places to stay in Brighton
Negative: It is no problem, if a hotel has not superior quality. It is even not a problem when price/quality ratio is bad. But it is a serious problem when a hotel is promoting an image/description it cannot hold! According to the description, I would have a decent, parsimonious equipped room. However, the room was extremely small, the bath an impertinence, windows drafty and worst for my stay: the hotel could not provide wireless internet access, although it was promised on HRS description. In fact, I needed internet access to work, but the room did not even had a desk. So this was a huge disappointment and a very painful experience for me, for had I know what I was awaiting I would have definitely not booked this establishment.
